Get a free, no-pressure Home Value + Net-Proceeds Report from a Warren Township neighbor who brings two decades of high-stakes negotiation and concierge-level service to every move.
A move in this market is personal and high-stakes. Here's what I bring to the table.
I live in Warren Township and know these streets, schools, and neighborhoods firsthand, local knowledge you can't get from an out-of-town agent or an online estimate.
Before real estate, I spent two decades negotiating global account deals against large corporations. At these price points, more dollars are on the table, and that experience protects your equity and your bottom line.
A career from my grandmother's catering business into the world of luxury hotels taught me to anticipate needs and deliver white-glove service. You get a calm, polished experience from first conversation to closing.
I'm fluent in Spanish, so I can meet you and your family in the language you're most comfortable in, clear communication at every step.
The township runs from wooded acreage in the northwest to the commercial spine along Mountain Boulevard. Where you land changes the house, the lot, and the drive. Tap a section to see what it is actually like.
The most established name in Warren, and one of only two sections that Zillow tracks as its own market rather than folding into the township. Homes along and off Mount Bethel Road range from long-held mid-century houses to recent custom builds, often on generous lots. Mount Bethel Road is also one of the township's service corridors, so day-to-day errands stay close.
The quieter, more wooded side of the township. Parcels here run larger, and it is where you find the acreage listings that make people say Warren feels rural even though Manhattan is roughly 35 miles east. Also tracked by Zillow as a distinct market, which tells you buyers search for it by name.
Mountain Boulevard carries most of Warren's commercial property, and it is where the township's higher-density housing has been added, including townhouses and apartments. If you want Warren's schools and location without an acre to maintain, this is the part of the map to look at.
Warren was carved out of Bernards Township in 1806, and the old village names survive on street signs and deeds: Union Village, Springdale, Smalleytown, Mount Horeb, Warrenville. They are not formal neighborhoods with boundaries, but they tell you something real about how the township grew and why the roads run the way they do.
Commute and schools. Here are the facts, without the spin.
This is the thing out-of-town agents skip. Warren has no rail station inside the township. Commuters drive to Basking Ridge or Berkeley Heights on the Gladstone Branch, or to Bridgewater on the Raritan Valley Line. Express buses run to the Port Authority from the Bridgewater Commons and Watchung park-and-rides. I-78 and I-287 are the driving routes, and Warren sits roughly 35 miles west of Manhattan.
The township operates four elementary schools and a middle school. For high school, Warren is one of four sending districts to Watchung Hills Regional High School at 108 Stirling Road, alongside Watchung, Long Hill, and Green Brook. Which elementary school a home feeds into depends on the address, and that is worth confirming before you fall in love with a house.
Warren's housing runs from ranches, bi-levels, and townhouses through large contemporary homes on acreage. Because the range is that wide, a township-wide average tells you very little about your specific street. That is what the neighborhood guides above are for, and what a proper net-proceeds report accounts for.
Not a showing. A day. We drive the sections, stop where people actually stop, and I answer the questions that do not fit in a listing. You leave knowing whether Warren is your town, which is the only question worth answering first.
Request Warren in a DayCompass covers the cost of the improvements that help your home sell faster and for more, like staging, painting, and updates. There's no upfront cost and no interest, and you repay only at closing.

I'm a Warren Township resident, so I know the streets, schools, and neighborhoods firsthand. That lived knowledge helps buyers find the right fit and helps sellers position their home accurately in one of Somerset County's most sought-after communities.
I provide a free Home Value and Net-Proceeds report based on recent, comparable sales in your specific neighborhood. It shows both what your home could sell for and what you'd actually keep after commissions and closing costs.
I spent two decades negotiating global account deals against large corporations before real estate. At higher price points, more dollars are on the table, so disciplined, experienced negotiation directly protects your equity and your bottom line.
Yes. I'm fluent in Spanish, so I can guide you and your family through buying or selling in Warren Township, Watchung, and the surrounding communities in the language you're most comfortable in.
Joannie Cargill is a Warren Township, NJ real estate agent with Compass who brings two decades of corporate negotiation and luxury-hospitality experience to move-up buyers and sellers in Warren Township, Watchung, and Somerset County, and also serves the Jersey City market. Bilingual in English and Spanish.
I am a Jersey City native, and my story is, at heart, a New Jersey one, from Jersey City to Madison, Cranford, fifteen years in West Orange, and, for the past five, Warren Township. I have never truly left any of them behind, returning often to family, friends, and the communities that shaped me. The result is an intimate, lived understanding of these towns and what it means to call each one home.
The way I serve you, however, was cultivated elsewhere. Raised in the art of hospitality at my grandmother's catering table, I spent nearly two decades in the world of luxury hotels, refining it at the highest echelons of hospitality, formally trained to anticipate and deliver an exacting standard of care for the most discerning clientele. It is a discipline rather than a disposition: discerning a need before it is voiced, and dissolving friction before it is felt.
That work unfolded within international teams and across the table from counterparts the world over, where my cultural fluency was forged, not as a traveler passing through, but as a colleague and a negotiator. I learned to read the nuance beneath the surface and to remain composed when both the stakes and the emotions run high. I am fluent in Spanish and, just as meaningfully, fluent in people.
When I turned to real estate, it felt less a change of profession than a homecoming. Guiding someone through buying or selling a home is the most intimate expression of the work I have always done: anticipating needs, advocating with conviction, and rendering a consequential moment calm, considered, and quietly luxurious. Whether you are building enduring wealth, parting with a home full of memory, or acquiring your first, it would be my honor to serve as your guide and your advocate.
